Sales of new properties have grown over the year, at the same time that business cancellations - so-called cancellations - are backing up, according to a survey carried out by the Economic Research Institute Foundation (Fipe) , in partnership with the Brazilian Association of Real Estate Developers ( Abrainc ) .
The survey shows that between January and November sales of new properties grew 5.2% compared to the same period last year, to 98,138 units. Launches of new properties totaled 68,808 units between January and November 2017, an increase of 15.1% in relation to the same period of the previous year.
In the last 12 months, both the launches (78.8 thousand units) and sales (107.9 thousand units) of new properties grew - respectively, 9% and 4.5% in relation to the registered in the immediately previous period.
In the division by segment, however, it is possible to identify differences in the performance of medium and high standard residential projects (MAP) and residential projects linked to the Minha Casa Minha Vida program (MCMV).
According to the survey, medium and high standard residential launches decreased 4.1% in the last 12 months, while sales in the segment still accumulated a drop of 11% compared to the previous period. The number of residential launches in the MCMV program increased by 16% in the last 12 months compared to the previous period, a positive trend accompanied by a 29.7% increase in sales volume on the same basis of comparison.
In November, the ratio between cancellations and sales was 23.7%, down from 31.2% in October.
Considering all segments, 34.8 thousand cancellations were recorded in the last 12 months, equivalent to 32.3% of new property sales. In the same period, the relationship between cancellations and sales in the medium and high-end segment was 43.8%, while this percentage was 17.7% between MCMV projects.

Taking into account the oldest launching season in the historical series, from the first quarter of 2014, the proportion of cancellations among units sold in the medium and high standard segment is 33.9%, a percentage that exceeds the 21% registered for the same crop of enterprises under the Minha Casa Minha Vida program.
The data cover new properties, in the residential, commercial and subdivision segments, developed by 20 companies associated with Abrainc , with operations spread over several States and concentrated in the Southeast Region.
